The Toccoa River flows north into Tennesee where the name changes to the Ocoee River. The Ocoee River is where the 1996 summer olympic whitewater events were held. Paradise River Retreat is located very near the head waters of the Toccoa River. The water is clean, clear and cool. If catching trout is your game, then this is the perfect place. Our location on the Toccoa River is designated as a year-round trout stream and the fishing capital of Georgia. Other tributaries are only seasonal. Enjoy the fishing or if you desire, float down the river in a tube, paddle your kayak or just sit in a lounge chair and sip a cool drink— the choice is yours.

The river is reknown as a premier fishing destination with native brown trout and is stocked with rainbow trout. This area of North GA has been designated the trout fishing capital of Georgia.

            From its highland origins to the breach of the river beneath the powerhouse gates at Blue Ridge Dam, the Toccoa                                  River forms the spine of any trout fisherman’s trek in Fannin County, the “Trout Capital of Georgia.”

             Above Lake Blue Ridge, the upper Toccoa flows more than 20 miles from its origin. Along its way, the river flows                                         through a patchwork of national forest land, where fishermen access the river on foot, by canoe/kayak, at roadside                                     pullouts and recreation sites.            According to Georgia Outdoor News, the Toccoa River is one of the region’s rivers that hold the characteristics                                       required for anglers to find big trout.

The cabin has rustic stained siding with metal roof. It has a front entry deck with roof overhang. On the back (riverside) the length of the cabin has a 32 ft.; 320 sq, ft. screened in porch with sleeping futon, comfortable seating and alfresco dining for 6+ On each side of the porch is a covered deck. On one deck is the hot tub overlooking the river; the other has the gas grill, lounge chairs and round dining table with 4 chairs. overlooking the river. There is a path to the other lot that has the firepit with built-in seating, and the hammock overlooking the best white water on the property.

Inside, the all wood cabin has an eat in kitchen open to the living area with river rock fireplace with thermostatically controlled gas logs. There are 2 bedrooms and 1 bath downstairs. Upstairs is the Master bedroom and large master bath with antique clawfoot tub. Also a loft area that overlooks the downstairs . The loft has a sleeper sofa; tv area, shelves with books and games and custom cabinets that hold the washer and dryer.

The entire cabin is whimsically decorated as a fishing cabin and all furnishings and décor remain. This cabin has been successful on the nightly rental program for ten years and has many returning guests. The cabin sleeps 9 guests. Rental records available to qualified potential buyers upon request. As a rental, each bedroom has its own AC unit and thermostatically controlled heater with remotes, so each guest can control their own temperature. If buyer wishes to continue renting, seller will provide all business tools and records. Cabin is turnkey ready.
